Structural Square Feet
Structural Square Feet, sometimes also referred to as Gross Building Area (GBA), is a term used in real estate to define the total physical area of a building, including all interior and exterior walls, hallways, lobbies, stairways, and mechanical spaces. It's the total "footprint" of the building, measuring the outside of the exterior walls without deduction for hallways or other shared spaces.
It's important to note that this measurement typically includes all areas of the building, both rentable and non-rentable, and is usually used to assess the overall size of the building. Structural Square Feet can be useful for understanding the total size of a building, but it doesn't provide information on the usable or rentable space within the building.
For understanding the space that can be used or rented out, other measures such as Usable Square Feet (USF), Rentable Square Feet (RSF), or Assignable Square Feet (ASF) are typically used. These measurements exclude certain parts of the building, such as structural elements or common areas, that aren't available for use or rent by a tenant.
